ACQUIRING A BUILDING PERMIT

 

WINNER PLANNING AND ZONING COMMISSION

 

The city has adopted the international building code and has updated the permit and the inspection process.  This will help to insure quality growth of our city and incorporate standards of zoning and construction which help to maintain property values for many years to come.  In addition, the main purpose is to provide minimum requirements to safeguard life or limb, health and public welfare.

 

Application for Building Permit

 

  1. Obtain the application from city hall.  Fill out the application and include sketches/drawings, including dimensions, heights, distances from property lines, and distances from all other buildings on the property.  Remember, the building official must be able to determine what, and what size your project is .

 

  1. Include all electrical, plumbing, mechanical, gas, sewer, etc.  Remember overhead and underground utilities.

 

  1. Describe the materials to be used, such as siding, roof material, concrete, asphalt, etc.

 

  1. Submit the application with all the sketches/drawings, descriptions, etc. and pay the required fee.  DO NOT BEGIN WORK UNTIL YOU RECEIVE THE APPROVED PERMIT.  This may take several days so allow extra time when planning your project.

 

  1. The building official will review your submittal.  You may be asked to furnish additional information if he cannot determine the extent of the work.

 

6.   The building official will call when the application is approved.  You may pick up the building permit at this time and work may begin.

 

  1. Along with approved plans, you will be issued a yellow building permit/ inspection card to be posted at the job site.  This is the form the inspector will sign when he visits the jobsite for inspections.  It should be placed in a clear plastic cover or in an area protected so it can be signed by the inspector and maintained until the completion of the project.

 

  1. You are responsible for calling city hall to obtain all required inspections.  Inspections are required for (but not limited to) the following:

a.        After excavations for footings or foundations, and BEFORE concrete is placed.

b.        After framing and BEFORE insulation, drywall, and shingles are put in place.

c.        Final inspection, at completion to receive certificate of occupancy.

 

  1. If the project has significant electrical, plumbing, or other utilities, the inspector may require the state affidavit associated with that phase of work.

 

  1. Small projects, such as sheds, fences, decks, carports, etc. usually will require only one inspection.
